What is the BOMA BESt Certification Program?
BOMA BESt is BOMA Canada’s national environmental certification program for existing commercial buildings. It is the next evolution of BOMA Go Green and Go Green Plus and evaluates the environmental performance and management of commercial buildings.
The Go Green Best Practices are the minimum standard, and are required for any level of certification. For users that also go through the Go Green Plus assessment, higher levels of certification are determined by the building’s score.

Why is BOMA BESt Certification good for my building?
When it comes to leasing office space, consumers are still primarily focused on matters such as location, security, amenities, building prestige and, of course, pricing. As our society becomes more environmentally conscious, there is a need to develop appropriate, practical performance standards that optimize our use of finite resources. BOMA BESt certification shows your tenants and clients that your management is focused on environmental stewardship and sound environmental practices.
BOMA BESt certification demonstrates social responsibility, and commercial building owners are seeing tremendous financial and tangible benefits. BOMA BESt empowers your management team and is a great learning tool. The people who are actually managing the building to participate in the process, identify actions for improvement and monitor the progress within the BOMA BESt framework.
BOMA BESt certified buildings go through an independent third-party verification process. This makes sure that you are meeting the environmental standards.
Certified buildings will also be entitled to display their BOMA BESt certification, including a framed certificate, window decals, and customizable banners and posters with the BOMA BESt branding. Certified buildings are also recognized on BOMA Canada’s website and on their local websites. These are all noticeable ways to publicize the building's superior performance and management.

What criteria does BOMA BESt focus on?
All BOMA BESt certified buildings must meet the Go Green Best Practices including having an energy audit, energy management and reduction plan, water audit, a recycling program, hazardous materials management, indoor environment management and tenant communications. The Go Green Plus assessment includes all of the Go Green Best Practices in six sections: Energy, Water, Waste Reductiion and Site, Emissions and Effluents, Indoor Environment and Environmental Management System.

Can any asset class pursue BOMA BESt Certification?
All types of buildings are eligible for BOMA BESt certification.
BOMA BESt Level 1 (Go Green Best Practices) applies to all asset classes. Certification to BOMA BESt Levels 2-4 requires use of the Go Green Plus questionnaire which currently applies only to commercial office and office parks.
As additional modules for assessment come online as part of the BOMA BESt program, new applications for those types of assets (e.g. shopping centres, industrial or retail strip malls, multi-unit residential) must apply under the new module. Properties previously certified through the office module will be required to move to the appropriate module for the asset upon recertification.
- What is BOMA Canada's role in the BOMA BESt program?
BOMA Canada manages the national program development, marketing and provides resources to the 11 BOMA associations across Canada to ensure the program is consistent and valuable.

What is my local BOMA's role in the BOMA BESt program?
The BOMA associations in Canada deliver the BOMA BESt program within their respective regions. They administer the program, approving access to the online system, acting as a resource for any questions, arranging verifier site visits, and awarding the certification.

How long is the certification valid?
The BOMA BESt certification is valid for 3 years.
BOMA BESt PROCESS
- How do I apply for BOMA BESt certification?
It’s easy: apply online. Register yourself as a user by clicking on “new user” and filling in all of the information. Then click on “request building” to register a building. After you submit the online form, someone from your local BOMA association will get in touch with you to process the application fee and then provide access to the online component.
- What is involved in the certification process?
– Apply online.
– Fill out the online survey (Best Practices or Go Green Plus).
– A verifier will visit the site to confirm the information you submitted online and perform
a walk-through audit of the building.
– Your local BOMA association will advise if the building has been certified.
– If you are certified, you will be presented with your certificate at an upcoming BOMA event.
- Which survey do I choose – Best Practices or Go Green Plus?
Once you have been approved to use the online assessment, you can proceed with either the Best Practices survey or the Go Green Plus survey. You can change your mind at any time before you lock the data to prepare for your verification.The Best Practices survey has only the questions that relate to the BOMA Go Green Best Practices. With the Best Practices survey, you can opt to enter energy, water and waste consumption data as well. Responding to the Best Practices survey will make you eligible for BOMA BESt Level 1 certification only.
The Go Green Plus survey highlights the Go Green Best Practices throughout the questionnaire and is a longer questionnaire to complete. You will be able to immediately view your building report online, and obtain an overall percentage score as well as scores for each section, so that you understand how your building is performing. By responding to the Go Green Plus survey, you will be eligible for all four levels of BOMA BESt certification.
- How long does it take to complete the online survey?
It depends on how ready you are when you start the process. The Best Practices survey (BOMA BESt Level 1 certification) is one page, and 14 questions, so it can be completed quickly. You also have the option of entering energy, water and waste consumption data, which takes longer.
The Go Green Plus survey (BOMA BESt Level 1-4 certification) is longer, with approximately 150 questions. There are pop-up explanations for many of the questions. Most questions require only a simple 'yes' or 'no' answer, other than those requesting specific data from energy and water bills.
- How does the scoring work?
Scores give the percentage of possible points that have been awarded, based on the information and responses provided in the online questionnaire, for meeting and implementing best energy and environmental practices and standards. Scoring is broken down to reflect information submitted in each section (energy, water, waste reduction and site, emissions, effluents, indoor environment and environmental management). An overall building score is also provided.
- What reports will be generated as part of the online assessment?
If you fill in the Go Green Plus survey (BOMA BESt Level 1-4 certification), you will have a comprehensive online report that identifies strengths and weaknesses, and measures the performance of the building. It will also identify areas for potential savings in resource consumption, from both capital improvements and enhanced building management processes. If you fill in the Best Practices survey (BOMA BESt Level 1 certification), the report will only identify if you have met the Go Green Best Practices.
